A house with history.

More than 500 years in the same spot, restored from the ground up in 2025. This is what it has become.

The Terofal has stood on Xaver-Terofal-Platz, in the middle of Schliersee, for more than five hundred years. It began as a Tafernwirt, the licensed village inn where farmers, hunters and fishermen gathered. In the nineteenth century the first summer visitors from the city arrived, and in 1891 the actor Xaver Terofal bought the house and ran it as the Hotel Seehaus.

A year later, together with Konrad Dreher, he founded the Schlierseer Bauerntheater next door, the very first Bavarian folk theatre. The building was designed by Emanuel von Seidl, seats more than 450 people and still stands right beside the house. In 1895 the company toured America and performed, among other places, at the Metropolitan Opera in New York.

In 2024 Ute and Markus Leitner took over the house. The renovation followed a year later: rooms, bar, restaurant and beer garden were all redone, every step within the rules for listed buildings and so in dialogue with what was already there. The old inn became a four-star boutique hotel without ever ceasing to be a proper Bavarian Wirtshaus.

You notice it in the rooms. They follow the old beams rather than a drawing board, so there are sloping ceilings, alcoves and varying ceiling heights. Two rooms in the same category are rarely identical. If you expect standard dimensions, you will be surprised. If you are looking for character, you are in the right place.

What every room has in common: a box-spring bed of 180 by 200 centimetres, a bathroom with shower, a safe and free Wi-Fi. When it comes to the bed and a good night’s sleep, we make no distinction between categories. The difference lies in size, in the balcony and above all in the view.

Downstairs is the Xaver Restaurant with its bar and beer garden, so there is no need to go out in the evening. In the morning there is a breakfast buffet with fresh Brezn, Bavarian pretzels from the village bakery, and eggs cooked to order in the kitchen. And when you want to venture further: the station is within walking distance, and Munich is fifty minutes away without a single change.

The difference is the view.

Our categories differ less in their furnishings than in what you look out on in the morning. That is also what sets the price.

Staying at Schliersee.

Hotel or holiday apartment, village centre or lakeshore. Five situations and the right answer for each.

  • For two nights at the weekend

A hotel room. Breakfast is taken care of, you do not need to go out in the evening, and when you leave on Sunday you have had no work at all. From €125 a night in the Eco, which is compact and has a mountain view.

  • For a whole week with the family

A holiday apartment at the Seeheimat, less than two hundred metres away, right on the shore. Your own kitchen, your own parking space, 42 to 90 square metres and lake access from the garden. On a week-long stay you will want to cook for yourselves at some point, and children need more than one room.

  • For an evening that can run late

A room in the house, any category. Restaurant on the ground floor, a bar open until around midnight, and the stairs up to bed. That is the real advantage of staying in the village centre rather than on the edge of it.

  • For winter, when it gets dark early

A Wellness room with its own sauna, a balcony and a direct view of the lake. Just six in the whole house, from €260. Between October and March, this is the category that makes the difference.

  • If you want to stay right on the water

Then not in the hotel. The house stands on Xaver-Terofal-Platz in the village centre, a four-minute walk from the shore. Our apartments on Seestraße are right on the water, as are the houses along Uferstraße. If you want to see the lake from your bed, book the Seeheimat.

What is where.

Two houses, two hundred metres apart. One in the village centre, the other on the water.

Frequently asked questions.

Where is the best place to stay at Schliersee?

That depends on how long you are staying. For one or two nights, a hotel room in the village centre is more convenient, because breakfast, restaurant and bar are all under one roof. For a week with the family, a holiday apartment is better, because at some point you will want to cook for yourselves. If you want to stay right on the water, do not book in the centre: the Terofal stands on Xaver-Terofal-Platz, a four-minute walk from the shore. Our four Seeheimat holiday apartments, on the other hand, are right on the lake.

How much does a night at Schliersee cost?

At the Terofal, from €125 a night in the Eco room, with 18 square metres and a mountain view. The top categories with a direct lake view and balcony, the two-room Deluxe and the Wellness room with its own sauna, start at €235 and €260. The four Seeheimat apartments start at €130 and go up to €240 for 90 square metres with a sun terrace on the lake.

Do all rooms have a lake view?

No, and we want to be clear about that. Eco and Standard face the mountain side, up towards the Weinberg chapel. Standard Plus and Superior have a side lake view, so you see a stretch of water between the rooftops. Only Deluxe and Wellness look straight out over the lake. The hotel itself is in the centre of Schliersee, not directly on the shore.

What exactly is a Wellness room?

A room with its own sauna. It is in the room itself, not in a shared spa. There are no opening hours, no booking, and you share it with no one. It also comes with a balcony, a direct lake and mountain view, thirty to forty square metres and a sofa bed for up to four guests. Bathrobes and sauna towels are waiting in the room.

When can I check in and when do I need to check out?

Rooms are ready from 3 pm, and reception is staffed daily from 7:30 am to 8 pm. Check-out is by 11 am. If you are arriving after 9 pm, please let us know beforehand and we will leave a door code and your key for you. Early check-in and late check-out are possible on request, subject to availability.

Until when can I cancel free of charge?

Up to seven days before arrival. After that, our terms and conditions apply. We do not take a deposit; your credit card only guarantees the booking. We accept Visa and Mastercard. Different terms apply to the Seeheimat apartments, which can be cancelled free of charge up to sixty days before arrival.

Can I bring my dog?

Yes, for €25 a night. Dogs are welcome in the eight rooms on the first floor; please mention your dog when you book. Dogs are not allowed in the breakfast room with the buffet, so you have breakfast with your dog in the Jägerstube, one of our wood-panelled parlours. We do not stock dog food, but we are happy to put out a water bowl.

Is there air conditioning?

No. The house is a listed building and is not air-conditioned. Behind the thick old walls it usually stays pleasant even in high summer; on very hot days we recommend closing the shutters during the day. The whole house is non-smoking.

How do I get to you without a car?

By train from Munich Central Station in about fifty minutes with no change, hourly to half-hourly between 6 am and midnight. From Schliersee station it is a few minutes on foot. Several bus lines stop right outside the door. If you come by car, parking at the house is free, and there is an EV charging point for a flat fee of €25.

Is breakfast included?

Yes. Our room rates are for two people and include breakfast. It is a buffet with fresh Brezn (Bavarian pretzels) and rolls from the village bakery, homemade jam, local cold cuts and cheeses, and eggs cooked to order. Coffee comes from a proper espresso machine. Breakfast is served daily from 7:30 am to 10 am.

Can children sleep in our room?

Yes. Eleven rooms have a sofa bed for up to two more people; an extra bed is €20 a night. We provide a cot for €15 for the whole stay. Tell us how many of you there are when you book and we will choose the right room.

How much is the tourist tax in Schliersee?

The municipality of Schliersee charges a local tourist tax (Kurtaxe) of €3.00 per person per day for holiday guests, and €1.50 for children and business travellers. In return you receive the guest card, which among other things gives you free rides on the ski bus to Spitzingsee.

Is the hotel accessible?

Partly. The hotel entrance is step-free, a lift runs up to the top floor, and almost all rooms are step-free with a level-access shower. The bathroom doors, however, are only 69 centimetres wide, so not every room is suitable for wheelchair users. All the details are on our accessibility page.

Is there a minimum stay?

In high season a minimum stay applies. If a gap remains between two bookings, though, we also release single nights. Just ask.

Can I give a gift voucher?

Yes, for the hotel as well as for the restaurant. Call or write to us and we will put the voucher together with you.
